What you can see for free for every address

Buying a home means piecing together information from dozens of registers, map viewers and PDFs: Kadaster, the energy label register, CBS, RIVM, Klimaateffectatlas and police statistics. That takes hours for each home. Huisleon gathers it for you, compares it with neighbourhood data and explains what it means for living there.

  • The home itself

Home type, year built, living area, building and plot area, designated use, status and energy label from the Basisregistratie and EP-Online.

  • Estimated value range

An estimated value range based on WOZ values, asking prices and nearby sales, adjusted to today's prices, with the calculations explained.

  • Energy and costs

The energy label and how it was determined, energy use and costs for a comparable home, district heating plans and grants.

  • Monthly housing costs for buyers and tenants

Monthly mortgage payments, municipal charges, energy and maintenance, alongside the rental points assessment and maximum rent if the home is let.

  • Neighbourhood, district and municipality

Residents, housing stock, owner-occupied and rented homes, average WOZ value, construction periods and distances to supermarkets, GPs and schools (CBS).

  • Noise, air, light and green space

Daytime and night-time noise levels at the façade from roads, railways, wind turbines and air traffic; particulate matter and nitrogen dioxide; light pollution and green space within 500 m (RIVM).

  • Climate and risks

Heat stress, flood probability and water depth, groundwater, heavy downpours, high-voltage power lines, wind turbines, hazardous industrial sites and subsidence.

  • Safety and liveability

Crimes per 1,000 residents compared with municipal and national figures, home burglaries and the neighbourhood's Leefbaarometer score.

  • Air traffic above the address

How many aircraft fly low overhead each day, at what altitude, how many at night and which aircraft are currently in the air, based on ADS-B data.

  • Plot, soil and planning designation

The cadastral plot on the map, elevation, zoning plan, subsidence, foundation risk, listed building status and conservation area designation.

  • Amenities and transport links

The nearest school, public transport stop, charging point, childcare provider and mobile phone mast, with distances, plus the homes on the street.

  • All free, no account needed

No registration, no paywall for the facts. You only pay for the report with bidding advice and Kadaster purchase prices.

Every figure has a source and a reference date. If something is missing from the registers, we don’t make it up.

How it works

  1. Search for an address

Enter a street and house number, a postcode or a town or city. Suggestions come from the government’s official address register.

  2. Explore the home and its surroundings

Start with “In brief”, then explore value, energy, the neighbourhood, the living environment, climate, air traffic and safety. Below each figure, you’ll find an explanation of what it means for your daily life there.

  3. Run the numbers and decide

Calculate your monthly housing costs using your own price and interest rate. Planning to make an offer? The home report provides bidding advice based on actual sale prices from Kadaster.

Home report with bidding advice

Planning to bid? Know what the home is really worth.

The free page gives you the facts. The report answers the question that matters: what should I bid? Three scenarios in euros, backed by actual purchase prices of comparable homes from Kadaster, the modelled value, figures on bids above the asking price in the municipality, and the home's condition as shown in the photos. Plus the questions to ask the estate agent before you sign.

Worked example: a bid that is 2% too high on a € 450,000 home costs you € 9,000. The report costs € 19.

Cautiousbelow or around the asking price, if there are few bidders
In line with the marketwhat comparable homes in the area have sold for in recent months

  • Bidding strategy with three scenarios
A cautious bid, a bid in line with the market and a bid with a strong chance of success, all in euros, based on the modelled value, comparable sales and how much buyers pay above the asking price in this municipality.
  • Comparable sales from Kadaster
Actual purchase prices of nearby homes of a similar type and size, built around the same time, shown on a map and in a table and adjusted to today's prices.
  • Modelled value and previous sales
The automated valuation with its estimated value range, this home's sales history and changes in its WOZ value over the years.
  • Municipal property market figures
Time to sell, percentage paid above the asking price, price per m² and the market tightness indicator for this home type (NVM), so you know how much competition to expect.
  • Questions for the estate agent
A tailored list of questions for the viewing, based on the year built, energy label, local risks, listing and photo analysis.
  • Condition of the home based on photos
An image analysis model assesses the listing photos: overall condition, kitchen and bathroom, visible defects and an indicative refurbishment budget.
  • Monthly housing costs for each bid
The monthly cost of each scenario: mortgage, purchase costs, municipal charges, energy and maintenance, compared with renting as an alternative.
  • Includes everything on the free page
A summary covering the home, neighbourhood, energy, living environment, climate, safety and air traffic, all in one PDF.

Comparing several homes? 5 reports for € 39 per month, with extra reports at € 6 each. Not a valuation or a guarantee, but the figures to help you justify your bid.

Transparent about the figures

Official sources only

Kadaster, RVO, CBS, RIVM, Rijkswaterstaat, the police and BZK. Every figure has a source and a reference date, with source details below each section.

What it means, not just the number

A noise level of 58 dB or a flood depth of 80 cm means little without an explanation. Each figure comes with an explanation of what it means for living there and how the neighbourhood compares.

No made-up figures

If information is missing from the source, we leave it out. Calculations are indicative and do not replace a valuation, building survey or professional advice.

Frequently asked questions

Is Huisleon free?

Yes. Every home page is free to view, with no account required. It includes the home's features, estimated value range, energy information, monthly housing costs, neighbourhood statistics, living environment, climate risks, safety and air traffic. Only the home report, which includes a bidding strategy, sales recorded by Kadaster and market statistics, requires payment.

Where does the data come from?

From public registers and government maps: the Basisregistratie Adressen en Gebouwen (Kadaster), EP-Online (energy labels), CBS Kerncijfers wijken en buurten, RIVM Atlas Leefomgeving (noise, air, light and green space), Klimaateffectatlas, LIWO (flooding), police open data, Leefbaarometer, DUO, Antenneregister, WarmteAtlas and ADS-B networks for air traffic. The source is listed below each section.

How many homes are listed on Huisleon?

8.368.393 homes across all 342 municipalities in the Netherlands, with a dedicated page for every address.

Is the estimated value range a valuation?

No. It is a range based on WOZ values, asking prices and sales in the neighbourhood, adjusted using the CBS price index. It does not take account of the home's condition, position on the street or individual features. For a mortgage, you need a valuation by an accredited valuer.

What does the home report include?

Bidding advice with three scenarios, actual purchase prices of comparable homes from Kadaster, the modelled value, market figures for the municipality (time to sell and bids above the asking price), an analysis of the listing photos, monthly housing costs for each bid and a list of questions for the estate agent. Supplied as a PDF for one address.

Can I have my own home hidden?

Yes. Every home page has a button to submit a request; we respond within five working days. The underlying data remains publicly available in government registers.
